A restored townhouse is a different kind of boutique hotel. The building was not designed for guests. It was designed as a family home in the middle of a city, shaped by the street, the courtyard and the climate of the place it stands in. Rooms of different sizes, a staircase that curves for no reason, a kitchen that was once the kitchen. Restoring it means keeping all of that.
This is the most classic form of boutique hotel in Indochina. Hanoi’s Old Quarter, Hoi An’s ancient town and Luang Prabang’s old town all hold strong concentrations. Phnom Penh has a growing number in its older residential quarters. What they share is the sense that you are staying inside an old city house, not in a building that was designed to be a hotel.
Travellers who want a strong sense of the city, personal service and a building with real character over standard hotel comfort.
These are the shared qualities of restored townhouse hotels across Indochina.
The building was a family house in the middle of a town or city, not a hotel or an institution.
Timber, ironwork or tiled. Often the most beautiful part of the building and still in daily use.
An internal courtyard or light well cutting into the middle of the house, drawing light and air into the rooms.
Encaustic tiles, patterned cement or terracotta floors. Cool underfoot and full of age.
No two rooms alike. Each one shaped by the original layout of the house.
Windows kept from the original building, with shutters, screens or louvres that still work.
Kept rather than rebuilt. Modern comfort added quietly behind the period details.
Usually under twenty rooms. Often under ten. Small enough that the house still feels like a house.

A restored townhouse hotel is a small hotel set inside an old city house that has been brought back to life rather than rebuilt. The original staircases, tiled floors, courtyards, shutters and internal layouts are usually kept, with modern comfort added quietly behind the period details.
Hanoi’s Old Quarter, Hoi An’s ancient town and Luang Prabang’s old town hold the strongest concentrations. Phnom Penh also has several restored townhouse hotels in its older residential quarters.
A restored townhouse was originally a family home, and its size, layout and details reflect that. A modern boutique hotel may borrow the style but was built as a hotel. The townhouse usually has more character, more irregular rooms and a stronger sense of the city it stands in.
It depends on the location. Townhouses in old quarters are close to street life and can be noisy at the front. Rooms at the back, especially those facing an internal courtyard, are usually much quieter. The best townhouse hotels will tell you which rooms are which.
Yes. Restored townhouse hotels work especially well for travellers who want to stay in the historic heart of a city, and can be combined with colonial-era, heritage or riverside stays within the same journey.
